Qualifications
Applicants must have signed and fulfilled a one (1) year lease within the last five (5) years. Renting through a family member is not sufficient. This lease must be verifiable through the Federal Adjustment Bureau and by credit report.
Applicants with a prior eviction, a criminal/police record, or outstanding collections to other rental agencies, companies, or creditors will not be accepted. This includes any person who resides in the unit.
Applicants must have been employed at their present job for at least six (6) months and/or demonstrate good job security. Pay stubs or W-2s are required.
Applicants' gross income (i.e., before taxes) must be three (3) times the monthly rental amount.
Applicants must have good credit (a minimum FICO score of 600) and no outstanding collections on their record.
Applicants must be able to place all utilities in their name.
Applicants must provide a valid driver's license or other photo State or Federal ID.
Applicants will be in default of the lease if, during the applicable lease term, the number of occupants exceeds the maximum number of occupants permitted for the applicable floor plan. Unless occupancy is exceeded solely as a result of a minor being born to, being adopted by, or entering the custody of a permitted occupant of that unit, in which case, the additional occupants will be permitted to reside in the unit until the end of the then-applicable lease term.
Applicants must be eighteen (18) years or older. All occupants eighteen (18) years or older will be required to complete an application (even if living with a parent or guardian).
Guarantor: A guarantor and/or additional security deposit may be required in the case of one of the following: 1) No verifiable income, 2) Unsatisfactory income requirements. If a guarantor is needed, he/she must meet the entire qualifying criteria as presented above. Guarantors will be held fully responsible for the lease should the occupying resident default.
No dogs are permitted in any of the apartments.
Applicants must return the signed and completed application(s) along with the non-refundable application fee of $75.00 per adult, in the form of a check or money order made payable to “Mike Ferris Properties, Inc.”.
Approved applicants must carry a minimum of $75,000.00 personal liability (Renters Insurance) from an insurance agent or insurance company of choice, naming Mike Ferris Properties, Inc. as an additional insured and additional party of interest.
